Below we will set out in detail the exact location of the project and different elements of which it is comprised:
Location
The plot is located in the central town of San Franciso, which is adjacent to the emergent and dynamic Punta Pacifica, Punta Paitill, Marbella and Avenida Balboa neighborhoods. It is an obvious area for expansion and the urban future of the city. Its entire South and East sides run along the shores of Panama Bay making it the most exceptional location in the city. The the west of the plot and at a certain height, one can enjoy outstanding views of the canal and the nature parks.
Urban setting
The main access road is taken by way of the South Corredor, which crosses the city along the bay and becomes a singular urban artery, the Avenida de Balboa. The views that "The Lighthouses of Panama" will have to offer are simply exceptional in all four points of the compass, with special emphasis on those orientated toward the incomparable frame of the Pacific Ocean, which can clearly be seen from three sides of the plot: South, East and West. The plot is surrounded by land designated for high quality urban use, emphasizing even more the high desirability of the plot. The main uses are residential (of various densities), institutional and educational, commercial and recreational (neighbourhood parks). The Multiplaza Shopping Centre has recently been built in its northwest area, which will bring considerable commercial flow to the the Lighthouses project. One minute away you can also find the recently inaugurated modern Johns Hopkins hospital.

A new symbol for the city
The goal is to create an urban landmark that will become a reference point for the city, strengthening the urban fabric of this area, creating dynamic and attractive spaces. The new architectural complex will become an element of centrality and character for this new and vibrant area of Panama City.
Urban landmarks in height-views
The Lighthouses of Panama will be seen from a considerable distance from all over the city and sea. Its orientation and views are ideal for this quality of home, the Pacific Ocean can be seen from three sides of the plot.
At 346 metres in height to its crown (290 metres to its cornice height) and with 84 stories, the central tower will be one of the tallest residential use towers in the world. The remaining lighthouse towers will stress the architecture of the housing complex, and located in the upper stories of the complex, just like in lighthouses, there will be viewpoints and penthouses featurinig high quality spaces and construction. Each of the towers will be 260 metres in height and have 74 stories.
Description of the project
"The Lighthouses of Panama" is a unique project for residential, commercial and recreational use. The lighthouses are located in Panama City, capital of that Central American country and bridge of the Americas.
The project consists of three mostly residential use towers, under which a series of public and private installations will be developed including an upscale shopping centre and a supermarket, six floors of car parks -two below ground-, an exclusive five star hotel with gymnasiums, spas, casino and salons, community social areas, sports areas, swimming pools with recreational zones, viewpoints, restaurants, etc.
The design of the project will fundamentally incorporate the environmental factor with the use of solar energy, waste treatment and recyclable elements.
The total constructed area of the project will be approximately 500,000m2. The plot, surrounded by good street infrastructure, is 3,4 hectares (34,000m2) in area and has exceptional views of the bay, the Pacific Ocean, the Canal and the Corredor de las Cumbres as well as an unbeatable strategic location for the future urban growth of the city.
The project is divided in two main parts: Podium and Towers
Podium
Base six stories high with two below ground levels designated for the following uses:
Ground floor (0): Shopping centre (supermarket) and casino, entrance to residential areas and to hotel reception, access to loadiing platforms and car park.
1st floor (1): shopping centre and casino, hotel reception mezzanine.
Basement (-2 and-1): car park for the shopping centre, casino and hotel and general facilities
2nd through 5th floors (2 - 5): Residential parking, storage areas and general facilities.
6th floor (6): Social areas with terraces, hotel swimming pool, residential social areas and general facilities.
Towers
Ensemble of three independent towers with residential and hotel use:
7th through 13th floors: hotel rooms and residential flats in Towers 2 and 3.
15th through 68th floors: residential flats Towers 1, 2 and 3.
69th floor: transfer floor (Sky Lobby) and technical floor in Tower 1, technical floors in Towers 2 and 3.
70th through 83rd floors: VIP flats in Towers 1, 2 and 3.
15th, 33rd, 51st, 69th floors: technical floors Towers 1, 2 and 3.
Parking facilities
More than 110,000m2 of spaces to cover the needs of the three phases of the complex, up to six floors (two underground and four above the commercial levels) with an approximate total capacity of 3,895 spaces. Of those, 2,651 will be designated for residential use, 1,124 for the shopping centre and casino, and 120 for the hotel.
Access to service areas, facilities and shopping complex maintenance will also be located on the ground floor as well as the main points of access (in the nrth and south areas) to the helical ramps that vertically link the car parks for the residential, hotel or entertainment needs of "The Lighthouses of Panama" complex.
Shopping Centre
The shopping centre will be located on the ground and first floors with a floor area of 40,293 m2 and will be accessed from a large public square located in the north west corner of the plot, which connects the project with the commercial flow frm the existing Multiplaza Shopping Centre.
The commercial route of the centre is clear and simple, emphasized by its two main circular areas located one above the other and which, on the first floor becomes a passageway to a second curved street, clearly optimizing the proportions of the shops, which consist mainly of high-end European names. On the ground floor, the great commercial generator will be a supermarket with approximately 7,000 m2 of sales floor space.
Social and recreational areas
Due to the prominent views from the adjacent towers, the treatment of the roof of the podium or plinth (made up of the shopping centre and car parks) will be of the highest quality construction and materials.
The areas are designated for the following uses and area divided as indicated:
Social Area Tower 1 -

5 Star Hotel
Accessed by means of a remarkable square located in the curve of Punta Darien Street. This will be one of the highest quality luxury hotels in the city and will have 5 stars.
Its spatial distribution will be a follows:
Located on the ground floor with its impressive atrium and up to the first floor will be reception, and there will be public use facilities adjacent to it such as restaurants, recreation, spas, shops, terraces and services. On the first floor, there will be a direct connection to the shopping centre and the casino. On the sixth floors, a base of several social areas will be created for hotel use such as terraces, swimming pools and general facilities. There are seven floors of rooms (from the 7th to the 13th) reaching a capacity of 306 rooms.
All the rooms have spectacular views toward the Pacific and the city.
The main casino access will be located in the southwest of the plot. It is 7,600 m2 and occupies the southern area of the plot on the ground and first floors (with direct access on the same level from shopping centre).
Residential Use
The project will consist of 1,716 flats of the highest quality distributed among its three towers. The first tower will have 756 flats and towers 2 and 3 a total of 960.
The flats of residential use are of 2, 3 and 3+1 bedrooms and floor areas of between 100 and 150m2.
Residential VIP
The VIP flats (penthouses) are 4 or 5 bedrooms, with floor areas from 200 to 1,000m2.
Sustainable energy
The environmental conception of the project incorporates into its desgn the crucial factor of renewable energies. In addition, to minimize its impact, both economic and sustainable, solutions are beiing undertaken the include the use of sustainable energies through photvoltaic panels.
A wastewater treatment plant will also be constructed.
Bioclimatic architecture
Bioclimatic architecture aims to optimize the man-climate relationship through architectural form.
The basic premises are:
To create architecture that is adapted to the environment, sensitive to the impact that it has on nature and that minimizes pollution.
To take advantage of the climate, materials, and conditions of the setting for the purpose of achieving a significant reduction in energy consumption and improving the quality of life of the building's users.

The bioclimatic architecture of The lighthouses of Panama proposes:

Colonial Panama
Panama City encompasses three other cities, Old Panama, Colonial Panama and Modern Panama.
